The design process
We emphasise the importance of the design process in defining key aspects of the clients wishes and the potential of the site - aspect, views and topography.
With this grounding we work through the possible design solutions to refine ideas and produce a unique building to suit client, site and budget.
Our clients ideas are always sensitively listened to and are taken into account throughout -
putting you at the centre of the design process.

Sketch design
The first stage of the design process is to create a design brief. This identifies the clients wishes and requirements through meetings. At this stage we will also carry out a detailed survey which allows us to get a good understanding of the existing building or site.
A sketch design will then be developed to explore the potential of the project and possible design solutions. Following this we will hold a design meeting to present our ideas and discuss the way forward. The designs are revised, and further meetings will be held to refine the ideas until the client is happy with the design.

Planning

Once the design has been approved the next stage is to apply for planning approval from the local council.
We meet with planners for a pre-application meeting to get their views before submission. This allows us find solutions to any concerns they may have and explain the design process. We have built up a good working relationship with the planning department and have a good understanding of their policies which helps to gain approval for the majority of our projects.
Building warrant and construction

Once planning has been approved the next stage is to apply for a building warrant and produce detailed construction drawings.
We meet with building control officers to discuss details and co-ordinate with other building professionals, for example; the structural engineer required for warrant approval. These drawings can be sent to prospective contractors who can then tender for the works.
Drawings detailing specific elements can be produced, for example; built in furniture.
We offer a service to work with the contractor during the build to ensure the full intentions of the design are considered and realised.
